Overview


Thomas Menzies (Builders) Ltd was appointed as Principal Designer and Contractor for the delivery of a new reinforced concrete foundation slab, drainage infrastructure and associated external works to accommodate Flexcon’s new Regenerative Thermal Oxidizer (RTO) Plant in Glenrothes.

The project was split into three phases: site investigation, detailed design, and construction. We took on full design and build responsibility for the civils package, navigating a complex site with legacy drainage systems, limited space, and critical plant interfaces.

Specialist subcontractors enlisted:

  • Ben Hall FRC – Reinforcement Steel
  • EuroJet – Drainage Survey
  • Technik GS – Piling

Phase 1: Ground Investigation

We began with a comprehensive site investigation including percolation testing, CCTV drainage surveys, and soil sampling. These works were critical to developing an appropriate SUDS strategy for the site, as surface water runoff from the new slab needed to meet strict SEPA treatment requirements.

Phase 2: Design & Coordination

We led the detailed design for the slab and drainage layout. Coordination was key: the slab had to remain level for equipment installation, while still incorporating subtle dishing and drainage channels to manage surface water.

As part of this phase, we consulted on equipment loadings, slab tolerances, windage areas, and future-proofed service ducts.

Phase 3: Construction Delivery

With design frozen, we proceeded to construct the works package, including:

  • Service diversions and drainage installations
  • Excavation and disposal of inert material
  • Capping, sub-base, and reinforced concrete slab (power float finish)
  • Reinstatement of paths, fencing and barriers

We also managed site logistics, laydown areas, and welfare setups, coordinating around the client’s operational constraints.

Outcome

The project was led with early-stage collaboration and proactive design management helping Flexcon meet both their technical requirements and programme deadlines. The slab now supports a key element of Flexcon’s low-emissions process infrastructure — with rob ust drainage and future serviceability built in.
