Northcliff North Queensferry

Northcliff wall and Garage Reinstatement

Client: Private
Location: North Queensferry
Principal Contractor: Menzies
Sector: Insurance
Project Duration: 12 Weeks

Overview

Menzies was appointed to undertake the stabilisation and reconstruction of a failed stone wall section, followed by the full reinstatement of an adjoining garage at North Queensferry.

The project required a carefully engineered approach to ensure structural stability throughout demolition and reconstruction works. Temporary support systems, reinforced concrete foundations, masonry reconstruction, and garage reinstatement works were delivered to provide a long-term solution while preserving the character of the existing structure.

Structural Stabilisation & Temporary Works

The initial phase of the project focused on stabilising the existing structure and creating safe working conditions for the reconstruction works.

Temporary works were designed and installed using an A-frame propping system fixed to the existing garage floor slab, providing structural support throughout demolition and rebuilding operations.

This approach ensured the project could proceed safely while maintaining stability across the affected structure.

Foundations & Reconstruction

Following investigation and engineering assessment, the failed wall section was carefully dismantled and prepared for reconstruction.

A test rock anchor was installed and pull-tested before reconstruction commenced. New reinforced concrete foundations were formed to provide a stable base for the replacement structure.

The wall was rebuilt using controlled lifting techniques, incorporating rock ties and reinstated stonework to create a durable structure that remained sympathetic to the original appearance.

Masonry & Garage Reinstatement

Once the wall reconstruction was complete, the adjoining garage was fully reinstated.

Works included:

  • Dense concrete blockwork construction
  • Roof structure installation
  • Reinstated doors and frames
  • External render finishes
  • Rainwater goods installation

Where possible, original materials were retained and incorporated into the completed works.

The finished scheme delivered a robust, engineered solution while maintaining the visual character of the property.

Project Outcome

The North Queensferry wall and garage reinstatement project was successfully completed within the 12-week programme.

Through careful planning, structural assessment, temporary stabilisation measures, and high-quality reconstruction works, Menzies delivered a durable long-term solution while preserving the character of the original structure.
