Northcliff North Queensferry

Northcliff wall and Garage Reinstatement

Client: Private
Location: North queensferry
Principal Contractor: Thomas Menzies Builders Ltd
Sector: Insurance
Project Duration: 12 Weeks

Overview

This project involved the stabilisation and reconstruction of a failed stone wall section, followed by full reinstatement of the adjoining garage. Temporary works were designed and installed using an ‘A’ frame propping system fixed into the existing garage floor slab to ensure structural stability during demolition and rebuild phases.

Unstable stonework was carefully dismantled, cleaned, and salvaged for reuse, with all debris disposed of offsite. A test rock anchor was installed and pull-tested, with results approved by the project engineer prior to reconstruction. New reinforced concrete foundations were formed, and the replacement wall was built in three controlled lifts incorporating rock ties and reinstated stone outer face. Prompt lime mortar was used throughout along with remedial wall ties to adjoining masonry.

Following completion of the wall works and removal of temporary propping, the garage was fully rebuilt using double leaf 7kN dense concrete blockwork, a new roof structure, reinstated doors and frames, external render finish and new rainwater goods. The scheme delivered a robust, engineered solution while retaining original materials where possible.
